The Applicant(s) will be allotted residential plots under the following terms and conditions. These are indicative and will be detailed in the formal Agreement for Sale. By applying, the Applicant(s) agree to abide by these and other terms outlined in the Agreement.

  1. Project Registration
    The project “Suraksha Enclave Township” is duly approved and registered under the Town & Country Planning Department, Panchkula, Haryana, with NOC No. TCP-OFA/13392/2025. The project is being developed by K S Bisht Construction Pvt. Ltd.
  2. Essential Services & Maintenance
    The Developer shall provide and maintain all essential services within the township until such time that the maintenance responsibility is transferred to the association of allottees or a competent authority, after receiving the necessary occupancy/part occupancy or completion certificates.
  3. Inclusive Pricing & Taxation
    The total price of the plot includes applicable taxes (GST, Cess, or any other levies as notified till possession).
    • In case of any changes in tax structure or charges by authorities, the total cost may be adjusted accordingly.
    • Any increase in such charges post the scheduled completion date (including any approved extensions) shall not be charged to the applicant(s).
  4. Communication Protocol
    In case of joint applicants, all official communication will be sent only to the first applicant at the address provided in the application. This communication will be deemed served to all applicants. Any change in address must be communicated via Registered AD letter.
  5. Payment Terms
    All payments must be made through demand drafts/cheques drawn on scheduled banks in favor of “K S Bisht Construction Pvt. Ltd.”
    • In case of cheque dishonor for any installment or booking amount, the Developer reserves the right to impose bank charges or cancel the allotment. In such cases, the booking amount may be forfeited and the plot may be re-allotted at the Developer’s discretion.
  6. Dispute Resolution
    Any dispute arising out of or related to these terms shall be resolved amicably. If unresolved, it shall be addressed through the authority as per applicable rules and may be adjudicated by the competent officer under relevant acts and regulations.
  7. Preferential Location Charges (PLC)
    If applicable, additional charges for preferential location plots will be levied over and above the base sale price.
  8. Inclusions & Exclusions
    The basic sale price covers only the cost of the plot. All other charges including documentation, registration, external development, infrastructure, and legal fees shall be payable separately by the allottee.
  9. Additional Charges
    Charges such as maintenance, possession processing, security, and other ancillary costs as determined by the Developer will be applicable over and above the basic sale price.
